Chapter 1 of The Proof Series establishes the factual baseline before any leaks, disputes, or structural damage occurred. It begins in April 2022, when two independent inspections — one by a licensed home inspector and one by Rackley Roofing — both concluded that the roof was in good, serviceable condition with only routine maintenance required. No leaks, no rot, no structural warnings, and no mention of defects appeared in either assessment.

Those written findings formed the basis for the home purchase. Rackley’s April 27 proposal listed minor preventive tasks such as replacing boots, resealing penetrations, and tightening hardware — and the homeowners approved every line item. This written scope became the first piece of documented evidence and a key reference point when the company later attempted to reinterpret the roof’s original condition.

The chapter also marks the first indicator of a pattern: Rackley failed to arrive for the scheduled June 1 maintenance appointment and only completed the work on June 2 after repeated follow-ups. Though seemingly minor at the time, this moment foreshadowed the communication issues that would surface later.

Six months after the work, a December 2022 attic inspection confirmed a clean, dry structure with no staining, rust halos, or moisture trails — proving the roof was not failing before Rackley’s involvement.
